Brihanmumbai Municipal Corporation to Launch AI-Driven Real Estate Approval System to Boost Efficiency

Mumbai: The Brihanmumbai Municipal Corporation (BMC) is set to roll out an advanced artificial intelligence (AI)-powered facility aimed at transforming Mumbai’s real estate approval process, a move expected to significantly enhance ease of doing business in the sector.
The initiative will automate key approval procedures, reduce manual intervention, and enable data-driven decision-making long-standing demands from developers and industry stakeholders.
Streamlining a High-Value Market
Mumbai remains the country’s largest property market in terms of sales volume, with over 97,000 units sold in 2025. While the National Capital Region leads in overall value, Mumbai continues to dominate in transaction activity.
Speaking at NAREDCO Maharashtra’s ‘Change of Guard’ ceremony, Municipal Commissioner Ashwini Bhide said the AI-led system marks a major step toward improving transparency and efficiency.
“The introduction of this AI-led facility will streamline processes, reduce approval timelines, and enhance overall efficiency for stakeholders,” she said.
Unified Digital Platform
The proposed system will integrate multiple civic approval mechanisms into a single digital platform, allowing developers, architects, and consultants to submit and track applications in real time.
AI tools will be deployed for document verification, compliance checks, and predictive analysis—areas that have traditionally caused delays in project approvals.
Greater Transparency, Less Human Interface
According to Bhide, the platform will reduce human intervention and standardise procedures, thereby improving accountability. It will also flag discrepancies, ensure adherence to development control regulations, and provide actionable insights to both applicants and civic authorities.
Boost to Investment Climate
The initiative aligns with Mumbai’s broader push to become a technology-driven, investor-friendly city. With real estate playing a crucial role in economic growth and urban development, the AI-enabled system is expected to boost investor confidence and accelerate project execution timelines.
Phased Rollout Ahead
The BMC is currently in the final stages of preparing the infrastructure and plans to roll out the system in phases. Training sessions and onboarding support will be provided to ensure smooth adoption among users.
Once operational, the AI-driven platform is expected to redefine real estate approvals in Mumbai and could serve as a model for other urban local bodies across India.
